If you are buying a property, your agent will take you to see properties that fit your
criteria, help you with your decision, negotiate the contract, and coordinate the escrow. Your agent
will introduce you to lenders, inspectors, appraisers, home warranty companies, and title companies.
AGENT'S DUTIES - Your real estate agent owes to you, the client: loyalty, obedience, disclosure,
confidentiality, and accounting. This guarantees that the agent is obligated to protect your interests.
CLIENT'S DUTIES - You agree to shop with your agent, especially if you visit open houses or new
home centers. This will protect you, the buyer, because the seller will know that you have an
agent to negotiate on your behalf.
LOAN INFORMATION - If you are applying for a loan to purchase a property, your loan officer
will check your credit near the end of escrow to verify your debt to income ratio. Therefore,
to make sure your loan goes through, please wait until escrow has closed and you have the keys in
your hands before purchasing a vehicle, furniture, or anything that would show on your credit.
COOPERATION - The best results come from working together. A professional real estate agent will
telephone frequently to make sure you are up to date on the situation.
